What counts as a genuine emergency

Genuine emergencies (24/7 call-out): smell of gas in or around the property; CO alarm activating; complete loss of heating in winter where occupants are elderly, ill or very young; uncontrolled water leak from a boiler, pipe or fitting causing active property damage; visible damage to a gas appliance or pipework; suspected gas-related fire or scorching. Same-day urgent (working hours): no hot water, no heat in mild weather, intermittent boiler lockout, slow leaks not causing immediate damage.

Scheduled (next 48–72 hours): minor leaks, dripping taps, advisory faults, intermittent issues.

What to do BEFORE we arrive

Gas leak: do not switch any electrics, do not light anything; open windows and doors; turn off the gas at the meter (the lever runs perpendicular to the pipe when off); leave the property; call National Gas Emergency on 0800 111 999 first, then us. CO alarm: evacuate, ventilate, do not re-enter, seek medical attention for anyone with symptoms (headache, dizziness, nausea).

Water leak: turn off the stopcock (usually under the kitchen sink); turn off the boiler at the spur; move belongings off the floor. We'll talk you through this on the phone if you're not sure.

Emergency pricing, what it actually costs

Call-outs are priced from £90 + VAT during working hours and from £130 + VAT out of hours (evenings, weekends and bank holidays). For any kind of leak we'll always make safe within the call-out price.

For breakdowns where parts are needed for the repair, we'll provide a written quote on the spot, and the call-out is still charged. Parts at standard prices, never marked up for the time of night.

Our core out-of-hours coverage is Waltham Abbey, Chingford, Loughton, Cheshunt, Enfield, Harlow, Epping and the immediate East London / Essex border postcodes. Typical arrival times for genuine emergencies in core area are 45–90 minutes (depending on traffic and engineer location).

Outside the core area we'll be honest, if we can't make it in a reasonable time we'll say so and recommend a local alternative rather than leaving you waiting.
