Leak repair sounds simple. The hard part is finding the leak, done badly, that means lifting every floorboard and knocking holes in every wall. Done properly, it means walking in with the right equipment and pinpointing the source before a single tile comes up.

Water leak detection methods we use

Acoustic detection, listening for the specific frequency of pressurised water escaping through a pinhole, even through tiles or concrete. Thermal imaging, hot or cold spots on walls, floors and ceilings caused by water tracking through structure.

Moisture meters, pinpoint mapping of moisture content in plaster and timber. Pressure testing, isolating sections of pipework and pressurising to identify the failed run.

Tracer gas, for very deep or buried leaks, an inert gas is introduced and tracked to the leak point with a sniffer. We use whichever combination is appropriate, most jobs only need acoustic and thermal.

Gas leak detection and immediate safety

Gas leaks are NEVER a 'tomorrow' job. If you smell gas: turn off at the meter (the lever sits perpendicular to the pipe when off), open windows and doors, leave the property, do not switch any electrics on or off, do not light anything, call the National Gas Emergency line on 0800 111 999 first.

They will attend rapidly, isolate the supply and make the property safe, they do not repair, so they'll then refer to a Gas Safe registered engineer. That's us.

We carry out a full gas tightness test, locate the leak, replace the failed section to current standards, re-test and re-certify the installation.

Common leak sources and what they cost to repair

Compression fittings under sinks loosen over time, typically £80–£150 to replace and remake. Push-fit fittings (Speedfit, Hep2O) can fail at the O-ring, £100–£180 swap.

Pinholes in copper pipework from years of slightly acidic water, repair £150–£280, full re-run if extensive. Failed radiator valves, £120–£200 per valve.

Boiler-side leaks (PRV, heat exchanger, expansion vessel) covered under our boiler repair service. Underfloor heating leaks need specialist detection and partial floor lifting, quoted on-site after thermal imaging.

Working with your insurance

Most home insurance policies cover the cost of leak detection ('trace and access') and the resulting repair to property damage, but not always the leak repair itself. We provide insurance-grade reports as standard, invoice, dated photos, detection method, repair description, and pressure test results, so your claim goes through cleanly.

We deal directly with loss adjusters on managed claims if it helps the process along.

How much does leak detection cost?+

Standard leak detection visit is £150 covering up to 90 minutes of detection work. If a leak is found and we proceed with the repair, the detection fee is credited against the repair cost.

How fast can you attend a suspected water leak?+

Same day in most cases, often within hours for emergencies causing active damage. Gas leak suspected? Call us immediately.

Do I need to lift floors before you arrive?+

No, we use non-invasive detection (acoustic, thermal, moisture mapping) specifically to find the leak before any damage is done.
