How much is a landlord gas safety certificate?+
Priced from £90 + VAT for a CP12. Combined CP12 + annual boiler service is priced from £130 + VAT (single visit, single engineer). Prices may vary with location and workload, and are fixed in writing before we start.
How long does a CP12 inspection take?+
Typically 30–45 minutes for one boiler, slightly longer with additional appliances. We can normally arrange access through the tenant if you can't be there.
How quickly can you issue a CP12?+
Usually next day, and often sooner depending on the diary — we prioritise landlord bookings. The digital certificate is emailed once the inspection is complete.
Is a CP12 legally required for every rental property?+
Yes, for any rental property with gas appliances, annually, under the Gas Safety (Installation and Use) Regulations 1998. No exceptions for short lets or holiday lets.
What happens if my CP12 has expired?+
You are immediately non-compliant. Book the inspection as soon as possible — we'll fit you in as quickly as the diary allows. Existing tenancies remain valid; new tenancies must wait for the new certificate.
Do I need to provide a copy to my tenant?+
Yes, within 28 days of the inspection for existing tenants, and before move-in for new tenants. We can email a copy directly to your tenant on request.
Do you cover East London and Essex for CP12?+

Can you do the boiler service and CP12 at the same time?+
Yes, same visit, same engineer, £30 saving vs booking separately. Most landlords do exactly this.
Do you offer a plan that covers CP12 and servicing for landlords?+
Yes.
