Plumbing repair is increasingly a lost skill, most modern plumbers prefer to rip out and replace because it's faster and more profitable. We still know how to actually fix things, and we'd usually rather save you the bigger spend if a proper repair is the right answer.

Tap repairs vs replacements

A dripping tap is almost always one of three things: a perished washer (cheap ceramic-disc cartridges and rubber washers in older taps), a worn O-ring on the spindle, or a damaged valve seat in the tap body. The first two are 10–15 minute fixes, under £80 all-in.

The third sometimes means the tap is beyond economical repair, in which case we'll recommend replacement and quote that instead. We don't pull and replace a £150 tap when an £8 cartridge would have done the job.

Drains and blockages

Slow drains usually have an obvious cause: hair and soap buildup in basin and bath wastes, grease in kitchen sinks, wet wipes (despite the packaging) in toilets, scale buildup in older lead and cast iron drains. We clear with mechanical augers (drain rods, hand snakes), high-pressure flushing where appropriate, and chemical clearance only as a last resort.

For external drain runs and harder blockages we have CCTV-survey-equipped contacts and can recommend a specialist if needed. We don't pretend to do work we shouldn't be doing.

Pressure and flow problems

Low water pressure has a small number of common causes worth checking before assuming the worst: the property's incoming stopcock being partially closed (most common, owner doesn't know it was knocked); a faulty or oversized pressure-reducing valve (PRV); partially blocked flexible tap connectors filling with sediment; airlocks in the system after recent work; or in flats and end-of-line properties, genuinely low mains pressure (which can sometimes be improved with an accumulator tank or pump). We diagnose properly, most low-pressure problems are fixable for under £200.

Running toilets, weeping valves and noisy pipes

Running toilets: usually a failed float valve (silent-fill replacement, £80–£120 fitted) or a worn flush valve diaphragm (£60–£90). Weeping radiator valves: occasionally the gland needs tightening (free if we're already there), more often a new TRV head or full valve replacement (£90–£140).

Noisy pipes (banging when taps shut off, also known as water hammer): usually fixable with arrestors or by securing pipe runs that have come loose under floors. All small, all worth doing, and all things that quietly drive you mad until they're sorted.
